Termite Proof Boards: Why Cheap Plywood Is Costing You More in the Long Run

Nobody budgets for termites. That’s part of the problem.

When a homeowner or contractor is pricing a renovation, the board material line item gets value-engineered like everything else—a modest grade of commercial plywood, perhaps with a surface treatment, chosen because the per-sheet price is lower than the alternatives. The termite treatment, if it’s considered at all, might be a separate spray applied at some point during or after installation.

What rarely gets included in that calculation is what happens five years later.

Termite damage costs the global construction and property industry an estimated $40 billion every year. In India, the number is proportionally significant—warm temperatures, high humidity, and the prevalence of timber in both residential and commercial construction make the country one of the highest-risk environments for termite infestation globally. The damage is rarely covered by insurance. It is almost never visible until it’s already structural.

What Genuine Termite Resistance Looks Like

Genuine termite resistance in a building board requires that the material itself is not attractive to termites—not that a treatment has been applied to make it temporarily less attractive.

How Termite Infestation Actually Happens in Buildings

Any wood-based panel material in a building—plywood, MDF, particleboard, timber framing—contains cellulose and is therefore a potential food source.

The infestation process is typically invisible for an extended period. Termites enter through the smallest gap—a crack in a floor slab, a gap between a wall panel and the floor, an untreated cut edge of plywood in a base cabinet—and begin eating from the inside out.

The outer surface of the panel appears intact. The interior is being consumed.

By the time visible signs appear—bubbling laminate, hollow-sounding panels when knocked, the distinctive mud tubes along skirtings or wall bases—the colony is typically well-established and the structural damage is already significant.

In a kitchen, this typically means cabinet bases, the interiors of lower units, and the back panels of anything in contact with or near the floor.

In a wardrobe, the base and the back panel.

In a partition wall, the internal timber framing.

In each case, the visible damage is the last thing you notice, not the first.

Why Standard Termite Treatments Fail Over Time

The conventional response to termite risk in building materials is chemical treatment.

These treatments work—for a while.

The fundamental problem with chemical treatment is that it is a surface or near-surface phenomenon applied to a material that is inherently attractive to termites.

The treatment discourages infestation as long as it remains effective and present. But treatments degrade over time, especially in damp conditions.

The treatment applied to the face of a sheet of plywood does not fully penetrate to the core—which means the moment the board is cut on site (as all boards are, on every project), the untreated core is exposed.

That cut edge is where termite infestation most commonly begins in treated plywood.

A drilled hole for a hinge.

A routed groove for a handle.

A straight cut down the middle of a sheet to fit a cabinet dimension.

Each of these standard carpentry operations exposes untreated material, and in Indian conditions—where subterranean termites are active year-round—each exposed edge is a potential entry point.

This is why a genuine termite proof board offers a fundamentally different level of protection compared to surface-treated alternatives.
